Selling a house in Gloucester County: what's different here

Woodbury is the county seat, so the courthouse, the sheriff's auction room, the County Clerk and the Surrogate are all on or near Broad Street there. The resale paperwork is local: each borough, city and township inspects houses on its own terms and runs its own tax lien sale. Below is how that works in Glassboro, Deptford and Woodbury, with a link to the office behind each fact.

General information from official court, county and state sources, not legal advice. Last reviewed October 19, 2026.

Court
Gloucester shares a Superior Court vicinage with Cumberland and Salem counties. Its Woodbury locations are the Old Courthouse at 1 N. Broad St. and the Justice Complex at 70 Hunter St. (Cumberland/Gloucester/Salem Vicinage).
Sheriff sales
The Sheriff auctions foreclosed homes every other Wednesday at 2 p.m. in Ceremonial Courtroom 201 of the County Courthouse, 1 N. Broad St., Woodbury. The last two dates on the 2026 schedule are October 28 and November 18. Each sale is advertised for four weeks in advance (Foreclosure Procedures).
Postponing a sale
An owner can get two adjournments per foreclosure docket by filing the Sheriff's form in person with $28 per adjournment, in exact change or a money order; personal checks are refused (Sheriff's Office).
Glassboro resale certificate
The Borough says no property may go to settlement without its Resale CO or Transfer of Title. A Resale of Dwelling Certificate for a single unit costs $100 with one re-inspection, plus $35 for a second, and inspections are by appointment (Health & Housing).
Glassboro smoke and CO fee
The fire-safety certificate is inspected on the same visit. It costs $45 if requested more than 10 business days before the new occupant moves in, $90 at 4 to 10 business days, and $160 inside 4 business days (application).
Woodbury inspection
The City inspects every residential unit and issues a Certificate of Occupancy before a sale, owner-occupied or rented. The first inspection is $125 a unit and each follow-up $50; scheduling takes ten business days, Monday to Thursday, and payment comes first (Housing Inspection).
Deptford taxes
Deptford charges 8% on the first $1,500 overdue and 18% above that, and holds one tax sale a year for prior-year taxes, water, sewer or property maintenance charges. The sale is advertised four weeks running and posted in five places in the Township (Tax Collector).
Woodbury tax liens
Woodbury sells liens, not houses, with bidding on the interest rate from 18% down to 1%. The Tax Office sends delinquency notices four times a year, and its most recent listed sale was an online auction on July 1, 2025 (Tax Sales).
Probate
The Gloucester County Surrogate, 17 N. Broad St., Woodbury, sees people by appointment only (856-853-3282), weekdays 8:30 a.m. to 4:30 p.m., and keeps a drop box for original documents.

A Gloucester County cash sale, in order

The county handles court, deeds and estates; the town handles the inspection a buyer needs before closing.

  1. Tell us the street and town

Glassboro, Deptford and Woodbury each book their own resale inspection. Woodbury needs about ten business days just to schedule one, so the town shapes how soon we can settle.

  2. Look over a written price

After one walk-through we send a figure that assumes nothing gets fixed. Items an inspector flags, from handrails to GFI outlets, are already reflected in that number.

  3. Sign at a title company

The title company clears any mortgage or tax lien out of the proceeds, pays the state transfer fee and records the new deed with the County Clerk at 1 N. Broad St. in Woodbury.

Where Gloucester County sellers usually are

Each case below, matched to the county or town rule that applies.

A Wednesday sale date is set

The Sheriff sells on alternate Wednesdays in Woodbury. Two owner adjournments buy time, and a sale to us before the auction pays the lender off at closing. More in the New Jersey foreclosure timeline.

Glassboro inspection turned up repairs

The resale checklist covers roofs, chimneys, smoke alarms, water heaters and more. We buy without asking you to clear the list first and work out with the Borough how the open items get handled.

Settling an estate in Woodbury

Wills go through the Surrogate on North Broad Street, by appointment. When the executor has authority to sign, we can close, even if the house was never emptied.

A tax lien has been sold

Once a town sells the lien, the holder collects at the bid rate, up to 18%, and can eventually foreclose. Selling lets the title company pay the lien from your proceeds.

Tired of being a Glassboro landlord

Rentals there are registered every year at $160 a unit and inspected yearly. We can buy with tenants in place, so you skip the next renewal.

You want free advice before deciding

HUD's counselor search near Woodbury lists Financial Wellness Institute at 3 S. Broad St. (856-251-0311) for budgeting help and Clarifi in Cherry Hill (800-989-2227) for mortgage default counseling. Talking to one costs nothing.

Transfer fee math for two example prices

New Jersey's Realty Transfer Fee is figured per $500 of price, at rates that climb in bands. On sales of $350,000 or less, the bands are $2.00 up to $150,000, $3.35 from $150,000 to $200,000, and $3.90 above that.

Realty Transfer Fee on sales of $350,000 or less
Rate scheduleOn a $250,000 saleOn a $325,000 sale
Standard$600 + $335 + $390 = $1,325$600 + $335 + $975 = $1,910
Senior citizen, blind or disabled seller ($0.50 to $150,000, then $1.25)$150 + $250 = $400$150 + $437.50 = $587.50

Band rates from the NJ Division of Taxation; higher rates apply above $350,000. Dollar figures are arithmetic on example prices, not quotes. Town inspection fees above are separate; your title company confirms the final numbers.
