Selling a house in Camden County: what's different here

New Jersey sets the foreclosure process and the transfer fee, but the resale certificates and tax sales are run town by town. Here is how it works in the City of Camden and Cherry Hill. Each fact links to the office that publishes it.

General information from official court, county and state sources, not legal advice. Last reviewed October 19, 2026.

Court
Camden County is its own Superior Court vicinage, at the Hall of Justice, 101 S. 5th St., Camden. New Jersey foreclosures are judicial and are handled by the Office of Foreclosure and General Equity judges.
Sheriff sales
The Camden County Sheriff holds sales on the first and third Wednesday of each month at noon, in Council Chambers at Camden City Hall, 520 Market St. The winning bidder pays 20% on the spot and the rest within 30 days.
Cherry Hill resale certificate
Before reselling a single-family house, Cherry Hill owners need a Certificate of Continued Occupancy, based on a $100 exterior inspection. Some condos and townhomes are excluded.
City of Camden resale certificate
When you sell in the City, you must get a certificate of occupancy inspection from the Code Enforcement Building Bureau, Room 403, City Hall.
Smoke and CO certificate
Both towns require a smoke alarm and carbon monoxide certificate to sell a one- or two-family home; request it 3 to 4 weeks before settlement. Camden's checklist also covers a fire extinguisher; Cherry Hill no longer requires one.
Unpaid property taxes
Each town sells tax liens. Cherry Hill's 2026 sale was a public auction on June 29 at the Municipal Building, at interest no higher than 18%. The City of Camden's Tax Office, City Hall Room 117, runs an annual tax lien sale.
Transfer fee
New Jersey's Realty Transfer Fee is the seller's by law. Since July 10, 2025 the Graduated Percent Fee on sales over $1 million is on the seller too.
Probate
Camden County Surrogate, 509 Lakeland Rd., Blackwood, (856) 225-7282.

How a cash sale works in Camden County

Three steps, with the town certificates built into the timeline rather than sprung on you at the end.

  1. Send the address

The town matters here. Camden and Cherry Hill each have their own resale inspection and tax collector, so tell us which municipality the house is in.

  2. Get a written offer

We price the house as it stands and put the offer in writing. Because the smoke and CO certificate has to be requested weeks before settlement, we pick a closing date that leaves room for it.

  3. Close at a title company

The title company pays off your mortgage, any open taxes or liens and the seller's Realty Transfer Fee from the sale, then records the deed.

Situations we see in Camden County

How New Jersey law and the local offices shape each one.

You got a Notice of Intent to Foreclose

You have 30 days from receiving it to pay or make arrangements, and the notice itself has to tell you that you can sell. That is usually the cheapest point to act. See New Jersey foreclosure basics.

A sheriff sale is on the calendar

Camden County lists upcoming sales online, and the sheriff has 150 days from the writ to hold the auction. Even after the sale, New Jersey gives the owner 10 days to redeem.

The house won't pass the resale inspection

Cherry Hill's certificate rests on an exterior inspection; the City of Camden requires a certificate of occupancy inspection at City Hall. We buy as-is and will talk through who handles each item before you sign.

A lien was sold at tax sale

Once a town sells a tax lien, the buyer earns the interest rate bid at the auction (up to 18% in Cherry Hill's sale) until the lien is redeemed. A sale pays the lien off from your proceeds. See New Jersey tax sales.

Inherited a Camden County house

Wills are probated and administrators appointed at the Surrogate's office in Blackwood. We can wait while the estate gets its paperwork and close with the executor.

You live there, but the lender won't talk

Owner-occupants can request free mediation within 60 days after being served, with free counseling through NJHMFA. A sale is one of the outcomes you can bring to mediation.

Selling a house in Camden County: common questions

Still have a question? Call or text (215) 703-9223 or email info@eternalhomebuyers.com.

Do I need a certificate to sell a house in Cherry Hill?

Yes, two in most cases. Single-family resales need a Certificate of Continued Occupancy based on a $100 exterior inspection, and one- or two-family homes need a smoke alarm and carbon monoxide certificate, which you should request 3 to 4 weeks before settlement.

What does the City of Camden require when I sell?

A certificate of occupancy inspection from the Code Enforcement Building Bureau at City Hall, plus a smoke detector, fire extinguisher and carbon monoxide certificate. The fire certificate costs less the earlier you request it and is valid for 90 days.

When are Camden County sheriff sales?

On the first and third Wednesday of each month at noon, excluding holidays, in Council Chambers at Camden City Hall. The winning bidder pays 20% immediately and the balance within 30 days.

Who pays the transfer fee when I sell in New Jersey?

The seller. New Jersey law makes the seller responsible for the Realty Transfer Fee and, on sales over $1 million, the Graduated Percent Fee as well.

Where do I probate a will for a Camden County house?

At the Camden County Surrogate, 509 Lakeland Road in Blackwood. The Surrogate handles probate of wills and appoints administrators when there is no will.

Is there free foreclosure help in Camden County?

Yes. New Jersey offers free foreclosure mediation, and NJHMFA provides free housing counseling through its Foreclosure Mediation Assistance Program. Owner-occupants should request mediation within 60 days after being served.
